Soldi CDM and Fire carries out PAS 9980 fire risk appraisals of external wall construction for existing residential and mixed use buildings, providing building owners, freeholders, managing agents and lenders with a clear, defensible assessment of external wall fire risk.

Our appraisals are carried out in accordance with PAS 9980:2022 and cover external wall construction, cladding systems, insulation, cavity barriers, fire stopping and balconies. Where the wall construction cannot be confirmed from available drawings and records, we carry out targeted intrusive investigation to establish the build up and confirm the appraisal basis.

Where the appraisal supports it, we complete the EWS1 form required by mortgage lenders and insurers. For buildings that have undergone remediation, we provide post remediation appraisal to confirm whether the works are sufficient to support an amended assessment.

​PAS 9980 Fire Risk Appraisal of External Walls

PAS 9980:2022 is the code of practice for fire risk appraisals of external wall construction in existing blocks of flats. It provides the framework for assessing the fire risk associated with external wall systems and cladding, and for producing the EWS1 form that mortgage lenders, insurers and building owners require before a building can be sold, mortgaged or refinanced.

Completion of the EWS1 form where the appraisal supports this, providing the documentation required by mortgage lenders and insurers.

Remediation Appraisal 

Appraisal of remediated external wall systems following completion of remedial works, confirming whether the remediation is sufficient to support an amended EWS1 assessment.
