Soldi CDM & Fire

Soldi CDM and Fire carries out fire risk assessments for occupied buildings, construction sites, portfolios and complex developments. Our assessments are carried out under the Regulatory Reform (Fire Safety) Order 2005 and identify risk, establish compliance gaps and set out prioritised actions that can be implemented and managed through to completion.

We work with building owners, landlords, managing agents, public bodies and contractors across a range of building types and uses. For portfolio clients we provide consistent reporting and a clear compliance baseline across multiple sites.

A fire risk assessment is only as useful as the actions it generates. Too many assessments identify risk without providing a clear, manageable programme for resolution. Our assessments are written to be used by facilities managers, contractors and building owners who need to act on the findings, not file them away.

Fire Risk Assessments

The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for any non-domestic premises to ensure a suitable and sufficient fire risk assessment is carried out and kept up to date. For building owners, employers, landlords and managing agents, this is a legal duty that cannot be delegated away.

Soldi CDM and Fire carries out fire risk assessments for occupied buildings, construction sites, portfolios and complex developments. Our assessments identify risk, establish compliance gaps and set out prioritised actions that can be implemented and managed through to completion.

Who we work with

Building owners and landlords managing occupied stock. Managing agents and facilities managers responsible for shared or complex premises. Developers and contractors requiring construction phase fire risk assessments. Public bodies and local authorities managing estates and portfolios.

What we do

Fire Risk Assessment

Systematic assessment of fire hazards, means of escape, detection and warning, fire fighting equipment, emergency procedures and management arrangements. Findings are presented in a clear, structured report with prioritised actions and a recommended programme for completion.

Construction Phase Fire Risk Assessment

Fire risk assessment for live construction sites, covering hot works, temporary structures, means of escape, site management arrangements and contractor activities.

Portfolio Assessment

Structured assessment programmes for landlords and asset owners managing multiple buildings, providing consistent reporting, prioritised action across the portfolio and a clear compliance baseline.

Review and Update

Review and update of existing fire risk assessments where the previous assessment is out of date, no longer suitable or does not reflect changes to the building, its use or its occupants.

Responsible Person Advisory

Practical guidance for responsible persons on their duties under the RRO, what a suitable and sufficient assessment looks like and how to manage actions through to completion.

Why it matters

A fire risk assessment is only as useful as the actions it generates. Too many assessments identify risk without providing a clear, manageable programme for resolution. Our assessments are written to be used — by facilities managers, contractors and building owners who need to act on the findings, not file them away.
