Soldi CDM & Fire

Soldi CDM and Fire carries out compartmentation surveys and remediation consultancy for existing buildings, estates and public sector portfolios across the UK.

We work with local authorities, asset owners, housing providers, leisure operators and property managers where compartmentation integrity needs to be established, restored or maintained.

Our surveys assess walls, floors, ceilings, service penetrations, fire doors and structural elements to identify breaches in compartment lines and failures in passive fire protection. Where required, we follow this with fire strategy review, remedial scope definition and contractor-ready documentation.

Building Safety Act reform has placed increased responsibility on building owners and accountable persons to understand and maintain passive fire protection in their buildings. We provide the technical expertise and clear deliverables to meet that responsibility.

Compartmentation and Remediation Consultancy

Effective fire compartmentation is the foundation of a building's passive fire protection strategy. When compartment lines fail, fire and smoke can spread unchecked through a building, bypassing the protections the original design relied upon.

At Soldi CDM and Fire, we work with asset owners, public bodies and property managers to identify where compartmentation has failed, define what needs to be done, and produce the documentation needed to procure and deliver remedial works.

What we do

Compartmentation Surveys

Systematic inspection of walls, floors, ceilings, service penetrations, fire doors and structural elements to identify breaches in compartment lines and failures in passive fire protection.

Fire Strategy Review

Assessment of the building's original or intended fire strategy, establishing correct compartment lines, protected routes and hazard room separation where historic alterations or poor maintenance have compromised the original design.

Remedial Scope Definition

Production of a written schedule of remedial works suitable for contractor procurement, covering fire stopping, ceiling void barriers, structural fire protection and fire door upgrade or replacement.

Annotated Drawing Mark-Ups

Marked-up floor plans illustrating compartment lines, protected corridors, hazard room boundaries and locations requiring remedial attention.

Intrusive Verification

Targeted intrusive inspections to confirm wall head construction, ceiling void arrangements and service penetration conditions where non-intrusive survey is insufficient.

Typical Detail Guidance

Guidance notes and typical details for common remedial works including penetration sealing, wall head sealing and fire door upgrades, suitable for use by contractors during delivery.

Who we work with

Local authorities, housing associations, leisure and education estate managers, developers and building owners managing existing stock where compartmentation integrity needs to be established, restored or maintained.

Why it matters

Post-Grenfell regulatory reform and the Building Safety Act have placed increased responsibility on building owners and accountable persons to understand and maintain the passive fire protection in their buildings. Compartmentation failure is one of the most common and most preventable causes of fire spread in existing buildings. Getting it right requires more than a survey report,  it requires engineering judgement, clear scope definition and documentation that contractors can actually work from.

That is what we provide.
