CDM Compliance. London N1 and Fire Review

Soldi CDM and Fire was appointed to carry out independent CDM compliance audits and fire safety reviews for a complex, occupied commercial development in London N1.


The project involved live external remediation works within a constrained urban courtyard, with ongoing occupation of ground floor commercial units. Our scope focused on reviewing construction phase arrangements, fire safety provisions, and the interface between works, occupants, and the public.


We undertook detailed site inspections and compliance reviews against the Construction Design and Management Regulations 2015 and fire safety legislation, with particular attention to means of escape, fire exit protection, temporary works layout, welfare positioning, and site access control.


Our review identified material issues affecting fire safety, emergency egress, traffic management, and third party access. We provided clear, proportionate recommendations to address non compliance, reduce risk, and restore safe access and escape routes while maintaining construction progress.


The commission required practical judgement, regulatory interpretation, and an understanding of how construction sequencing, temporary works, and fire strategy interact on live, occupied sites.
