Northwood Hospital
Fire Risk Assessment

Soldi CDM and Fire was appointed to undertake a full Fire Risk Assessment for the new Northwood Hospital. Our role was to review the building design against statutory requirements and practical fire safety measures.

 

The assessment covered means of escape, compartmentation, fire door integrity, alarm and detection, and external risks. Findings were set out with prioritised actions for the client, providing clear guidance to support compliance with the Fire Safety Order and Building Regulations.

 

This independent assessment gives assurance that fire precautions are effective on paper and in practice, helping the client manage legal duties while protecting future building users.

Canada Water Leisure Centre
Fire Door Inspections

Soldi Fire Doors

Soldi CDM and Fire is engaged under a rolling service contract to provide independent fire door inspections for Southwark Council at Canada Water Leisure Centre. The service covers statutory compliance, certification reviews, and signing off installations in line with current fire safety regulations, with quarterly inspections carried out throughout the year.

 

Fire doors are a building’s first line of defence in an emergency. If they’re not installed and maintained correctly, escape routes can fail and liability falls directly on the client. Our role provides assurance that legal duties are met and that the building can operate safely and compliantly.

Canada Water Leisure Centre
Principal Contractor

Soldi Group is acting as Principal Contractor for the fit-out and FF&E delivery of the new Canada Water Leisure Centre, a major public facility commissioned by Southwark Council as part of the Canada Water masterplan. Our role covers the full internal works package, including a competition-standard swimming pool, sports hall, fitness studios, fully equipped gym, and accessible changing areas.

We’re managing CDM compliance, FF&E logistics, and coordination with the wider project team to deliver a modern, inclusive space focused on community health and wellbeing.

Wilmott Transport – New Distribution Facility

Soldi Group acted as Principal Designer for Wilmott Transport’s new distribution facility, providing full CDM oversight during design and construction. Alongside this, our consultancy team supported the client through project completion, managing key commercial and programme close-out activities. This included final account resolution, critical path review, delay analysis, and risk mitigation.

Our role extended to hands-on project supervision, working closely with stakeholders to keep the build aligned with operational needs and commercial expectations.

London Borough of Southwark
Principal Designer

Soldi Group was appointed as Principal Designer by Southwark Council for their new public leisure project. Our role focused on managing design risk and CDM compliance from pre-construction through to completion. Working with the design team, we identified and addressed hazards early, maintained live risk registers, and integrated health and safety requirements into every stage of the project.

This work supports the Council’s wider programme of upgrading leisure facilities across the borough.

Mixed use Developments

Soldi Group

Soldi Group is leading the development of mixed-use roadside schemes across the South and South West, combining food retail and drive-thru units for national operators. These projects involve, site acquisition, full planning coordination, site layout design, highways access, and service infrastructure for multiple tenants.

Our role runs from concept through to exit, managing early-stage development, technical design, and planning to meet operator requirements and local authority standards.

Retail Developments

Soldi Group acts as a joint venture development partner on standalone retail projects across the South and South West. These schemes are typically single-use retail-led developments, often anchored by national operators. In some cases, residential units have been introduced alongside the retail element to increase site value and achieve a higher GDV.

Our role includes site identification and purchase, planning strategy, design coordination, and management through to disposal.
